What We Do

Putting our values in practice and bringing transformative projects to life.

Bringing new life to neglected historic properties is in our blood. Our team brings decades of experience tackling the unique challenges and opportunities associated with adapting abandoned structures for modern use.

The CSP team includes some of the most experienced and respected leaders in executing creative public-private financing strategies for real estate projects – including New Markets Tax Credits (NMTC), Opportunity/Enterprise Zone Tax Credits (OZ/EZ), and federal/state Historic Tax Credits (HTCs). By maximizing subsidy and minimizing debt, we can better support our mission-driven projects and clients.

Integrating the best-in-practice sustainability measures into historic projects offers unique challenges and opportunities for creative solutions. Our team is proud of the award-winning work we have delivered at the intersection of rehabilitation x sustainability.

Our advisory team leverages our extensive experience tackling challenging real estate projects to advance the vision of our non-profit and for-profit clients. Whether a client is interested in taking ownership of their own space, managing an existing asset, or bringing a community development project to life – CSP will work hand-in-hand to support and deliver a project from idea to realization.

Our Services

Vertical integration means no decision happens in a vacuum. Our team is stronger because of the insights and knowledge shared across our four departments.

Our Legacy

Cross Street Partners was founded in 2010 by our Principal, Bill Struever, a visionary real estate pioneer who has dedicated his career to finding creative ways to reimagine historic, urban properties. In 1974, Struever founded the Struever Bros. Eccles & Rouse (SBER) company. SBER would grow to be one of the largest developers in the country focused on historic preservation and urban revitalization, bringing over 17 MM square feet to market.

From Tide Point, Clipper Mill,  to the winking Mr. Boh atop Brewers Hill – the legacy of SBER extends beyond individual projects to community development efforts that have bolstered entire neighborhoods.

Today, Cross Street Partners is dedicated to honoring this legacy and continuing the fight for urban revitalization through sustainable redevelopment. Our team lends decades of experience approaching adaptive reuse projects with passion, creativity, and commitment.

In Baltimore real estate, there are often fewer than six degrees of separation to SBER. It's legacy lives on not just through CSP, but via the projects it brought to life and the people who remain dedicated to adaptive reuse and community development at the neighborhood scale.
