About the Role:

As the Senior Project Manager, you will oversee the execution of multiple construction projects within Crown Cork & Seal’s historic Baltimore campus, an adaptive reuse redevelopment spanning 26 interconnected industrial buildings. The site, once a global manufacturing hub and now home to artists, makers, and small businesses, requires carefully phased work within an active, occupied environment.

The project’s mission is to preserve the campus’s architectural and cultural significance while reinvesting in its infrastructure to support long-term viability and expanded future uses. Redevelopment priorities include structural stabilization, building envelope repairs, utility modernization, and life-safety upgrades. Many buildings require significant deferred maintenance, code compliance improvements, and environmental remediation. Work must meet historic preservation standards and align with requirements for historic tax credits and public funding.

In this role, you will:

• Support the Director of Construction in implementing the campus master plan, managing the full lifecycle of capital projects, from preconstruction through closeout.
• Collaborate closely with ownership, design teams, consultants, and tenants to deliver upgrades that enable diverse uses, including studios, light industrial spaces, offices, retail, and housing.
• Success requires a hands-on, solutions-oriented approach that balances schedule, cost, safety, and preservation across a complex, multi-building environment.

Key Responsibilities:

Project Planning & Strategy

• Develop project plans, budgets, schedules, contracts, and procurement strategies across multiple concurrent projects.
• Define scope, goals, timelines, and resource needs.
• Lead regular project team meetings and coordinate with development, architects, engineers, consultants, and prospective tenants.
• Engage major subcontractors early to identify cost drivers and potential issues.
• Serve as a communication bridge among ownership, construction leadership, trades, and consultants.
• Provide clear direction to architects and engineers; articulate scope and project risks.

Site Execution & Leadership

• Act as primary point of contact for clients, architects, and regulatory officials to secure approvals and maintain strong relationships.
• Supervise and mentor Project Managers, Assistant Project Managers, and Superintendents.
• Collaborate with design teams to resolve field issues, clarify drawings, and address constructability concerns.
• Monitor progress, identify delays, and implement corrective actions.
• Manage complex issues, disputes, and change orders.
  Enforce jobsite safety, cleanliness, and professional standards.

Technical Oversight

• Prepare conceptual and detailed estimates using industry knowledge, subcontractor input, and cost research.
• Present estimates with clear clarifications and exclusions.
• Ensure compliance with building codes, quality standards, and safety regulations.
• Conduct site surveys, manage RFIs and change orders, and ensure design adherence.
• Maintain cost control by tracking work in place, identifying scope gaps, and flagging risks.
• Select, hire, and manage subcontractors and suppliers; negotiate contracts.
• Utilize project management and scheduling software (e.g., Procore, MS Project).

Communication & Reporting

• Lead meetings, provide progress updates, and resolve issues between field teams and stakeholders.
• Build strong relationships with clients, contractors, and site personnel.
• Review and approve subcontractor/vendor invoices.
• Prepare monthly AIA billings and track payments.

Risk & Compliance

• Develop AIA Owner contracts and subcontract agreements.
• Identify risks, implement mitigation strategies, and resolve issues proactively.
• Ensure compliance with OSHA, regulatory requirements, and quality standards.

Qualifications

• Extensive construction project management experience with a proven record delivering $25–50M+ projects.
• Expertise with Procore, Primavera P6, Bluebeam, MS Project, and related tools.
• Strong organizational skills and attention to detail.
• Exceptional leadership, decision-making, and problem-solving abilities.
• Self-motivated and effective in fast-paced, multi-stakeholder environments.
• Excellent written and verbal communication skills.
• Ability to manage multiple projects and competing priorities.
• Experience in commercial, adaptive reuse, and historic construction.

Preferred Skills

• Adaptive reuse and commercial renovation experience.
• Major historic rehabilitation project experience.
• Sitework and infrastructure project experience.
• Deep knowledge of building codes and OSHA safety standards.
• Field experience with strong ability to interpret and evaluate drawings.

About the Role:

We are seeking a dynamic and strategic Superintendent who will be responsible for the physical construction of a Cross Street Partners (CSP) project. In this position, you will manage and perform the actual implementation of the work. You will be required to effectively communicate in a variety of different settings, i.e., with labor forces, subcontractors, architects, engineers, and owners.

This role is fully onsite.

Key Responsibilities:

• Review and understand plans, details, submittals, shop drawings and specifications relative to the constructability of the project.
• Maintain a Request For Information (RFI) log. You will be responsible for documenting all design questions and maintaining a log of the same.
• Create and maintain a detailed project schedule in concert with the Project Manager.
• Conduct weekly subcontractor meetings and produce meeting minutes.
• Manage and coordinate onsite construction activities. You will direct, in tandem with the Project Manager, the subcontractors to meet the project schedule.
• Produce daily construction reports. These reports shall include weather, manpower, associated work activities, inspections, and comments regarding daily activities. The daily construction reports may also track M/WBE and local hires.
• Set up pre-installation conferences, meet with manufacturers’ representatives, review quality standards with all subcontractors before installation commences. Review and enforce onsite quality control.
• Implement safety program, maintain material safety data sheets, as well as all OSHA forms and requirements. Report and investigate workers’ compensation claims and submit the appropriate forms for processing.
• Ensure all testing and inspections are performed in accordance with the project specifications, state/city/county requirements, and industry standard practices.
• Oversee and coordinate site logistics and security.
• Effectively manage, including training/coaching as required, CSP subordinates and / or workforce trainees as mandated by project requirements.
• Review and understand all subcontract and major purchase order agreements.
• Review subcontractor and vendor invoices as needed.
  Verify and submit weekly payroll information for CSP workforce on the job site.
• Produce computer generated schedules, emails / letters, meeting minutes, etc. and other reports as they relate to the project.
• Actively participate in monthly project reviews with Project Manager, i.e., identifying cost exposures, general conditions, and specific problem areas.
• Maintain inspection relationships and ensure timeliness and project readiness for all required inspections and certifications.
• Keep the Project Manager apprised of all substantive developments related to their work.
• If required, complete manual labor duties as mandated by project conditions and, in part, dictated if the project is Commercial or Homebuilding.
• Participate in all educational and developmental opportunities offered and recommended by your supervisor.
