A legacy of production & innovation

Since 1904, the Crown Cork & Seal campus — the birthplace of the modern bottle cap — has been a hub of innovation and industrial production. At its peak, the Highlandtown Plant stretched to Baltimore’s harbor, producing bottle caps, corks, and other bottling materials for more than 50 years.

Today, the campus continues that legacy across more than 1 MM square feet of historic industrial space. Over 300,000 square feet are currently home to more than 130 artists, makers, and light industrial users — one of the largest creative and production communities in the state. CROWN provides flexible, affordable studio, office, and production spaces ranging from 500 to 35,000+ square feet, supporting everything from creative enterprises to light manufacturing and office uses.

Looking towards the future

Despite its vibrant tenant base, more than 70% of the campus remains vacant — positioning CROWN as one of the largest redevelopment opportunities in Baltimore.

Cross Street Partners has partnered with Philadelphia-based developer and certified B Corporation, SHIFT Capital, to advance a phased redevelopment strategy that builds on the diversity and strengths of the campus’ existing community. Through thoughtful adaptive reuse and targeted new construction, the historic campus will be transformed into a vibrant, arts-focused neighborhood — celebrating creativity, community, and sustainability.
