Cross Street Partners created two separate offices – one for Morgan State University (MSU) and one for Morgan CARES: Center for Urban Health Disparities Research and Innovation (RCMI) out of their facility at Hoen. Morgan CARES will bring together a trans-disciplinary team of faculty and researchers from three Baltimore universities to understand health issues disproportionately affecting minority groups, particularly those living in urban settings like East Baltimore.

Cross Street Partners, as general contractor, took care to preserve the building’s historic fabric and story and to meet the Secretary of the Interior’s standards, while incorporating modern building systems and amenities.

The scope of work for this renovation included:
– Private and shared offices (8 total)
– 1 conference room
– 1 meeting room
– Pantry / copy room
– 1 phone room
– Open office space with Systems Furniture
– Installed VAV terminal units
– Spiral duct work
– Power and lighting are on occupancy sensors
– Installed sprinkler system
– Exposed ceiling
– Carpet floors
– Paint walls

The build out was completed on time and on budget.
